Price includes taxes and cleaning fee. NO hidden fees. If your stay is 7 days or more, a 10% discount is offered.
DEPOSIT AND PAYMENT TERMS
A 50% deposit is required at time of booking your reservation with the remainder of the balance paid 7 days before your check in date. If remaining balance is not paid 7 days prior to check in, your reservation will be canceled. The 50% deposit may not be refunded depending on whether the subject unit is rented to another party for the day(s) you had reserved. If the subject unit is rented to another party for the day(s) canceled, then, you will receive a refund of your 50% deposit.
If reservation is made 6 days or less before your arrival, then, payment in full is required at the time of the reservation.
When your reservation is complete, it signifies your agreement and compliance to all terms and conditions. A pending reservation is not complete until payment is received on or before 7 days prior to your check in date.
We accept payment from Visa, Mastercard, American Express, or Discover.
CHECK-IN AND CHECK-OUT
Check in is at 4:00 p.m. on the date of arrival and Check-out time is at 10:00 a.m.
TRAVELING WITH MINORS
Children are welcome to our farm and are included in the maximum number of guests for each unit. Children are anyone under age 18, and must be supervised at all times on the premises including but not limited to the swimming pool and all ponds by the parent(s), guardian(s), or other responsible adult guest(s).
ACCESSIBILITY OR SPECIAL NEEDS
The Guesthouse at the Stables has stone walkway with steps leading up a gradual incline to the front entrance and a side entrance with 3 steps. Inside the Guesthouse, there are 2 small steps up to the bathroom.
The Cottage has a flat, stone walkway that leads to the front porch with 3 steps to the front door.

PARKING
Free on site parking is available.
HOUSE RULES
No smoking nor vaping, dipping, chewing, or any use of any tobacco products, nor the use of illegal drugs or illegal activities, nor use of firearms are permitted on premises.
Quiet hours apply to all on the premises are from 10:00 p.m. to 6:00 a.m. We do have wildlife such as raccoons, foxes, and coyotes that may "sing" for you at night. Our peafowl may announce arrivals and departures.
No parties or non-guests are allowed at any time.
No running allowed in pool area, no diving into the pool, or horseplay. No glassware is permitted in pool area, however, red solo cups are in the kitchen for your convenience to use at the pool. A garbage receptacle by the pool gate is provided for the disposal of your trash before you leave the pool area. Please put away any pool toys in the storage box before you leave. No children allowed in pool without adult supervision at all times. No lifeguard is on duty.
Pool and pool area hours are from 10:00 am to 9:00 pm. This gives us time to vacuum and maintain the pool so it is always clean and refreshing for you.
Fishing is catch and release only.
You must wear helmets when using bicycles.
Please wipe up any spills in the kitchen, including the microwave, refrigerator, oven, stovetop, and all floors. Cleaning products are stored in the laundry room along with paper towels. Dispose of all trash in the units, garbage bags are provided for you and are. located under the kitchen sink. Please leave your bags of trash by the entrance door.
No pets are allowed at this time. Service animals are always welcome. We do have farm pets so please be aware that some poultry, peafowl, dogs, and cats roam freely and cattle graze behind the barn.
No burning candles with wicks are allowed or any open flame in The Guesthouse or The Cottage. We have battery operated candles for your use inside the unit, porches, patio, or pool area. Please return the candles to their respective units before checkout.
